Online Marketing

Everyone with a Website can say they have 24 hour a day marketing.  What makes me different is my background as a programmer and an IT Manager which give me a deep understanding of the technologies and how to use them to their fullest.  

 

Most people go to Realtor web sites to search for home, but many sites don't provide full MLS® searches.  Some don't provide any search capabilities at all.  I provide the following searches to make it easier for buyers:

  6. Saved (With Signon)

More than 90% of buyers see their home online first and you only have a few seconds to catch their attention, so you need to have the best quality pictures possible.  I'm sure you have seen a lot of bad pictures in your home search, so I hire a professional photographer to make sure your home stands out from the rest for all the right reasons.

 

A lot of people like to see a floorplan to be able to visualize themselves in your home and to see if their furniture fits, so I have a professional floorplan created and posted on your listing.

 

Many Real Estate websites give you a minimum amount of information without getting your contact information.  The theory is that people will give up their contact information to get the full details.  The reality is that people will just go to another site that provides the information for free, which means losing potential buyers.  I provide all of the publically available information without a sign on.  Folks who want to save their searches or get a daily update of the new homes on the market, can sign on to my site, in which case I need their email address to send to.

Every agent will put your home on the MLS®.  I also feature your home on:

A lot of Real Estate Agents fail to get back to potential buyers quickly enough.  Online consumers expect almost instant replies to their questions and if they don't get an answer right away they ask the next agent.  Who ever gets back first usually gets the buyer, so you want that agent to be your agent.  My site alerts my phone when questions are asked so I can get back to them, usually while they are still looking at your home.

Traditional Marketing

Some agents have their office staff enter your home's information onto the Multiple Listing Service (MLS® ) database.  I can eliminate the middle man by entering it directly.  All Real Estate agents have access to the MLS®  24 to 48 hours before the public can see it.

 

Stats show that Most Print Marketing is dead!  Putting your home in the newspaper or the Real Estate News is an old school idea that has run it's course and simply doesn't work anymore.  I wouldn't waste your marketing budget on most print media.  

 

Mailers to invite your neighbours to Open Houses and to let them know your home is on the market can work well, although a lot of them don't get delivered in the condo market due to 'No Flyer' notes on people's mailboxes so it depends on what type of home you have.

 

Pricing Your Home

All agents will provide some sort of  Comparative Market Analysis (CMA) report, which compares your home to other similar homes in your area.  It can be anywhere from 'In my opinion, your home is worth...' to a detailed analysis backed up with statistical analysis.  I have an analytical personality, so I use a detailed analysis process of comparing both the sold properties and the properties currently on the market, that you are competing with.  I can give you a ballpark figure if you fill out my online form to get your Free Home Evaluation, but I will need to see your home to see how it compares to others in your neighbourhood to give you a detailed fair market price.

 

In the last few months, the number of listings have gone up, while the number of sales have gone down in the Vancouver market.    Prices in some areas have remained the same ,or gone up slightly, but prices in most areas have gone down.  More Properties on the market means more choice for the buyer which in turn results in dropping prices, or else your home will sit on the market.  In this market, you must price your home correctly.
